Buying or selling before the school year starts is completely doable, but the late-summer window rewards planning and punishes hesitation. Here is how to make it work without losing sleep.

For buyers, the biggest thing to understand right now is that other families are on the same clock. If you are trying to be moved in before Labor Day, you are competing with a similar wave of buyers, which means well-priced homes in strong school zones can move quickly. If a home checks the boxes and the school zone works, hesitating a weekend to think it over can mean losing it. That is not a scare tactic. It is just the rhythm of this specific stretch of the year in the 757.

For sellers, late summer can actually be a strong window if you price and prepare correctly. Buyers on a school-year timeline tend to be motivated, prequalified, and willing to move quickly. If you are a buyer, verify school assignments directly with the school system rather than relying on real estate site data, since attendance zones can shift and lines can be closer than they appear on a map.

There is also a practical logistics layer that late-summer movers cannot ignore. Movers book up faster in July and August than any other time of year in Hampton Roads, so lock in a moving company as soon as you go under contract. Utility transfers, cable and internet setup, and address changes should all be lined up two to three weeks in advance. If your closing timeline is tight, ask your lender directly whether they can hit your target closing date, and get that answer in writing where possible. The families who move most smoothly in this window are the ones who treated the small logistics as seriously as the big transaction.
