If you have ever asked a longtime Virginia Beach local where they secretly wish they lived, there is a very good chance the answer is Chic's Beach. It sits quietly on the Chesapeake Bay side of Virginia Beach, tucked between the Little Creek Amphibious Base and the Chesapeake Bay Bridge-Tunnel, and it has one of the most distinctive lifestyles anywhere in the 757. Living in Chic's Beach, Virginia Beach is a mix of laid-back beach town, tight-knit community, and easy weekend life that is genuinely hard to replicate anywhere else in Hampton Roads.

The first thing to know about Chic's Beach (officially Chesapeake Beach) is that it is a bayfront neighborhood, not an oceanfront one. The water here is the Chesapeake Bay, which means calmer waves, gorgeous sunsets that lean west over the water, and a very different vibe from the Oceanfront just a few miles south. You can walk to the beach from most of the neighborhood, and locals do, often multiple times a week. The community has resisted becoming a tourist destination in the way the Oceanfront has, and that has preserved something rare. It still feels like a real neighborhood.

The housing stock in Chic's Beach reflects the area's evolution. You will find original mid-century beach cottages, updated ranches, teardowns rebuilt into modern coastal homes, and everything in between. That variety is part of the charm, and it also means prices span a wider range than newcomers expect. A modest cottage a few blocks from the water can sit at a very different price point than a newly built home a block from the beach. The homes closest to the water and the ones along the more established streets like Ocean View Avenue and Vista Circle tend to command premiums.

The lifestyle is the real draw. Locals gather at Chick's Oyster Bar for sunset, ride bikes to the CB Perks coffee shop in the morning, walk their dogs along the beach, and get to know their neighbors in a way that is increasingly rare in the modern 757. The community skews to a mix of young professionals, military families (many from Little Creek), longtime bay lovers, and buyers who chose this neighborhood specifically because they wanted daily water access without oceanfront pricing or crowds. There is a genuine community rhythm here that gets stronger the longer you live in it.

From a practical buying standpoint, Chic's Beach comes with a few realities every buyer should think through. Flood zones matter and vary block by block, so insurance is a real budget line item. Salt air and humidity age everything faster here, so maintenance needs to be consistent. Parking during peak beach weekends can get lively, though far less intense than the Oceanfront. Inventory tends to be tighter than in larger neighborhoods, and when a well-located home hits the market, it can move quickly. If you are seriously considering Chic's Beach, get preapproved and be ready to act when the right home appears.

Chic's Beach is one of those places that finds the people who belong in it, and once you have spent a real weekend there, it is hard to imagine anywhere else.
